We have been leasing commercial space in Johor Bahru for over two decades. In that time the portfolio has grown to 21 properties across the city's key commercial and industrial districts. The family that built it still runs it.

How we got here

Built property by property

The first shophouse came through a business connection in the early 2000s. A second followed when a tenant wanted to expand. Over the years the portfolio grew deliberately — acquiring properties that made long-term sense, in locations with genuine commercial demand, and keeping everything within the family's direct management.

Today we hold shophouses in the main retail corridors of Taman Abad, Century Garden, and Taman Pelangi. Warehouses in the established industrial estates of Tebrau and Masai. Mixed-use buildings in the newer growth areas of Molek and Permas Jaya. All managed without a third-party property manager between us and the tenant.

We are not the largest landlord in JB. We have chosen to stay at a size where every tenant gets a direct line to the people who own the building.

What matters to us

Long tenancies over quick turnover

A tenant who stays for five years and runs a good business is worth more to us than three short-term tenants causing friction. We price fairly, fix problems fast, and work to keep good tenants in place.

Honesty about the space

If a property is not right for your business we will tell you. We would rather lose a deal than sign a lease that creates problems for both sides six months later.

Decisions made by the owners

There is no committee, no property manager with limited authority, no approval chain. When you ask about lease terms, fit-out works, or a maintenance issue, you get an answer from someone who can actually say yes.

Johor Bahru, specifically

We do not manage property in KL, Singapore, or anywhere else. All 21 properties are in JB. We know the districts, the traffic patterns, the industrial zones, and the commercial dynamics here better than a national agency ever will.
